Nestled in the scenic Magaliesburg Biosphere just 7km outside Brits, Arotin Game Lodge is a rare opportunity to acquire a fully developed nature-based hospitality and property development asset. Spanning over 158 hectares, the property borders the Crocodile River, boasts 1km of river frontage, and is conveniently located less than an hour from Pretoria and 90 minutes from Johannesburg. Now on the market for R25 million (including all removable assets and wildlife), the lodge offers unmatched development potential across eco-tourism, hospitality, residential property, and even the emerging cannabis industry.

Location and infrastructure

Strategically positioned on the old Thabazimbi Road, the property is just 1km from the Brits Aerodrome and 20 minutes from Hartbeespoort Dam. With seven boreholes and a 40-hectare water allocation from the Hartbeespoort Dam Board, Arotin offers an excellent and sustainable water supply - a major asset in this arid part of South Africa. Madibeng municipal rates are currently just R2,000 per month for both land portions, making it highly cost-effective.

Over the past seven years, over 3000m² of infrastructure has been developed on the property, including hospitality suites, reception areas, a wedding venue, executive lodgings, and various recreational facilities. Roads and a dam have also been constructed, forming the backbone of a thriving eco-estate.

The vision: Multi-stream development

Owner Steve Tindell’s vision for Arotin Game Lodge is not just as a lodge or venue, but as a multi-faceted development offering three distinct income streams:

  1. Eco estate development
There are plans to subdivide 40 exclusive residential stands set in a secure wildlife environment. These stands are ideally positioned to appeal to city dwellers relocating for lifestyle and safety reasons. An existing venue hall overlooking the lake is already in place to serve as a central clubhouse and restaurant for residents and visitors. A separate reception area is proposed to be converted into a deli, butchery, and farm-style shop.

  2. Hospitality expansion
The property includes existing 4-star accommodations across Hillside and Lakeside executive suites, along with a bush camp and time-share units. Up to 40 rooms/suites are operational or planned, catering to local and international guests. Further additions such as a swimming pool, hiking trails, mountain biking tracks, and zip lines will enhance visitor appeal. Arotin is already a known wedding venue and can significantly scale its event offerings.

  3. Cannabis hub (Sativa)
A third, more innovative income stream envisions establishing a cannabis research and distribution hub, capitalising on the recent momentum behind medicinal cannabis. With space for a head office, cultivation, and export-ready infrastructure, this avenue could become a flagship project in South Africa’s emerging cannabis economy.

A "Bushveld gateway" for the next generation

As urban hubs like Hartbeespoort face saturation and deteriorating infrastructure, Arotin is well-placed to meet the rising demand for eco-estates and rural retreats. Its proximity to North West mining operations, the Rosslyn industrial zone, and Pretoria makes it an ideal residential base for professionals and business owners seeking peace, security, and proximity to nature.

What truly sets Arotin apart is its holistic, future-proof approach—blending hospitality, eco-living, agritourism, and next-generation green economy initiatives. The proposed golf eco-estate includes a driving range, a nine- or 18-hole course, and amenities like a communal pool, restaurant, mini-casino, and raised boardwalk bar.

With its beautiful setting in a fertile low-lying valley surrounded by the Langberg and OuBerg mountains, Arotin offers a “mini-Sun City” experience, but with authenticity, biodiversity, and sustainability at its core.

For visionaries and investors alike

The Arotin Game Lodge is more than a hospitality business or farm - it is a foundation for long-term, multi-tiered investment. It offers substantial existing infrastructure, a pristine location in a biosphere reserve, and real zoning and development potential. With the right partner or buyer, Arotin could evolve into one of the region's premier eco-living and tourism destinations.
