What do clients need to provide to the SVA team?

As Architects we use our experience and expertise to expand your ideas and vision. In order to do this we need a full and intimate understanding of you and your family, your dreams and aspirations for your new home at Ingwe Estate. It’s important to convey the “story” of you and your family. Some items to consider before your first meeting could include the following:

  • What sort of lifestyle have you envisaged for you and your family and how do you want to live in your new home?
  • We need to know who you are, how big your family is and whether that will change. What sort of activities do you enjoy doing as a family and individually and how do you spend your time when at home?
  • Do you have an idea of how big you want your house to be? Perhaps you may not know the exact size but have an idea about the type and number of rooms or spaces or have specific requests or specific pieces of art or furniture you would like to incorporate.
  • Do you have a specific budget in mind?
  • Do you have ideas on how you want your home to look or any specific ideas on spaces or details. These can be conveyed in various ways such as through drawings, sketches, floor plans of homes or rooms you love, etc – anything that provides insight into the type of things you like.

What Sectional Title entails – When you buy into a sectional title estate like Ingwe, you purchase a section or sections and an undivided share of the common property. Your section together with your undivided share in and to the common property are collectively known as a unit. A full title property, on the other hand, describes the transfer of full ownership rights when you own a property, which includes the building and the land it is built on.

Ingwe Estate is a Sectional Title Development, an advantage for you, the homeowner –

  • Good Security:
  • Individual home owners are not responsible for the management and maintenance of the communal areas – everything outside the unit itself is maintained by an appointed managing agent and the owners pay for this service in monthly levies.
  • Communal atmosphere – greater interaction with neighbours.
  • Access to shared amenities – Pools, tennis courts and other amenities are managed and maintained by the Body Corporate and costs are shared
  • Share the major costs involved with the upkeep of the property as well as the municipal costs.

Extension of a sectional title property – As soon as you extend the boundaries of your unit, you’re required to comply with section 24 of the Act, which stipulates that an owner must first obtain a special resolution of the Body Corporate authorising his proposed extension. A land Surveyor draws up your building plans, and a Sectional Plan of Extension of your respective unit. It indicates your unit’s new size measured in square metres.

The Ingwe Body Corporate – Ensures that Ingwe Estate is maintained and regulations followed. The levy will be calculated in accordance with the participation quota. The amounts owing towards the following:

  • Repair, maintenance, management and administration of the common property.
  • Payment of rates and taxes and other local municipality charges for the supply of electricity, gas, water, fuel and sanitary or other services to the building or land
  • Payment of insurance premiums relating to the building or land

Brett ensures that the sales agreement is understood by both parties and guides each client through the process, ensuring that you are at ease throughout the process.

Permaculture Practitioner

At Ingwe our fertile communal gardens are seen as opportunities to generate shared bounty for residents and their visitors. Led by Architect & permaculture practitioner, Ian Dommisse, a team of local farmers will tend an edible garden-route which winds its way through the non-forested parts of the estate. Along this route you’ll find several food forests, productive meadows, terraced orchards, chicken mandalas, a compost yard, worm farm, greenhouse and seedling nursery.

Ian is an architect and a passionate edible garden designer. His biggest project to date is the Angama Mara edible food experiential garden in Kenya, an integral design feature of the prestigious Luxury Safari Lodge. Locally Ian designed the “Octopus Garden” at the Waterfront and a number of residential edible gardens. As the founder & vision manager of the Ecobrick Exchange, Ian is equally passionate about environmentally friendly construction methods. Ian thrives surrounded by nature, its magic and its creatures great and small.

Permaculture is a set of design principles centred on whole systems thinking, simulating, or directly utilising the patterns and resilient features observed in natural ecosystems.To grow organically, several systems are implemented including companion planting, scented barriers, system planting (for pest luring and plant fertility), pollinator program and soil grooming. Even with these practices, 10% of the yield is likely to be ‘shared’ with nature. This is a core permaculture principle and is a small price for a chemical-free diet.

The indigenous forest which covers nearly half of the Ingwe estate is a key ecosystem which is to be cherished. Abundant with life, it gives an example of how so many creatures and plants can live in harmony. The agroforestry systems which we’ll be developing take their kew from these forests as they have a wide diversity, bare produce all throughout its life span, and when mature (circa 30 to 40 years from now) will host a rich array of edible plants in all 7 layers of the forest strata. Many regenerative agriculture practices have been considered when planning the design of the landscapes at Ingwe. These include using natural additives (as posed to synthetic fertilisers and pesticides), cover crops, agroforestry and careful animal management. Bunching animals intensely and moving them around (as opposed to having them sleep in the same space each night) mean that they act like lawn mowers and their manure gradually improves the soil quality.

The permaculture project extends into Agroecology in order to provide a sustainable ecosystem, food security and water independence. While water is abundant at Ingwe, there are great opportunities to capture and store rainwater using swales (furrows that run along the contour lines which are lined with trees) submerged tanks (within each residential property). Each homeowner will enjoy a food forest within their property as well as an allotment within the central market garden. This combination means that they can grow a wider variety of produce and the farming team can assist with some of the nurturing duties.
